The Fuquay Varina Planning Board voted to recommend approval of rezoning application REZ2026-06 for 313 Raleigh Street, a 0.24-acre parcel the board was asked to reclassify from Residential Medium Density to Town Center Residential.
A planning staff member told the board that the requested map amendment "is reasonable and in the best interest of the public" and that it aligns with the town’s Land Use Plan policies 2.1 and 4.1 by encouraging infill and managing growth in priority infrastructure investment areas. The staff presentation said the rezoning would bring the front setback into compliance and would significantly reduce an existing legal nonconformity.
Herbie Proctor, of Stewart Proctor PLLC, identified himself as the petitioner and said he was appearing with the property owner, Donna Selberg, and offered to answer questions. "I appreciate the opportunity to come for you guys tonight," Proctor said.
After the public hearing, a committee member moved to recommend approval of REZ2026-06 "as it is reasonable and in the best interest of the public for the reasons identified by staff." The motion was seconded and carried by the board.
The board also approved the minutes from its April 20, 2026 meeting at the start of the session and then moved on to the planning staff report before adjourning.
What happens next: The Planning Board’s recommendation will be included in the record and forwarded according to the town’s review procedures; any final zoning action will occur at a later legislative hearing of the town’s governing body.
