The Tuscaloosa City Planning and Zoning Commission on May 18 recommended a set of zoning ordinance amendments that affect the downtown zoning districts and how some commercial uses are permitted.
Staff explained the edits would: (1) ensure street‑level‑use restrictions do not inadvertently block street‑level residential entrances in downtown perimeter and downtown historic edge; (2) change broadcasting studios and convenience stores from permitted-by‑right to special‑exception uses in the downtown perimeter and historic edge to require a zoning‑board‑of‑adjustment public review; and (3) add 'rehabilitation facility' to a list of commercial uses (check‑cashing, liquor, tattoo, tobacco/vape, etc.) that must be separated by 1,000 feet from like uses.
Why it mattered: Planners said the changes were intended to protect neighborhoods and require public vetting where uses could cause traffic, noise or compatibility concerns. Staff noted one public comment in support had been received. Commissioners voted to forward the package to city council as a recommendation. The vote was a voice recommendation; city council must take final action.
