Staff explained the property is in the B‑3 district and that retaining the existing dwelling as an accessory use for a mobile pest‑control business would avoid changing the site’s residential character while providing the company a physical address. The zoning administrator said the intention is not to redevelop the property or to host customers there; utilities and access are existing on site.
Applicant Jessica Knoll, representing Go Green Pest Control, confirmed the house would provide an address and reception/clerical space only. Staff and board members reviewed conditional‑use criteria and concluded the proposed use complies with applicable regulations and will not dominate or cause detriment to the neighborhood given the dwelling already exists on the property. Commissioner Kemp Smith moved to grant the conditional use; the motion was seconded and approved. The board directed staff to prepare a resolution and deliver it to the applicant within 45 days; appeal rights to district court were noted.
No members of the public spoke in opposition during the hearing.
