The Waterford Zoning Board of Appeals on April 21 approved multiple variances for a covered lakeside patio and a shed at 4255 Lakewood Drive but added a condition barring the enclosure of the porch and disallowing the structure beneath the roof.
Applicant representative Hassan Shuwn said the new owners purchased the house in January 2026 and intend to "beautify the lake front" by converting an existing concrete pad into a covered patio and updating an existing shed. He described the proposed space as a three-season outdoor kitchen with a winterized half bath.
Neighbors objected at the public hearing. Erin Kraus said earlier remodels on the property had been a "free for all" and argued the current owners should not be permitted to keep or expand noncompliant work while others had followed the rules. Several nearby residents warned that additional structures or docks could obstruct views and impact boat navigation.
Board Member Sue Camilleri emphasized the board’s obligation to protect lakefront views, saying lake owners "have a right to the view that they have." Board Member Marie Hauswirth and others expressed concern about sightlines and possible obstruction from structures placed close to the shoreline.
The board voted to approve the requested variances but amended the motion so that "the structure under the roof is not approved and the porch roof cannot be enclosed." The motion (moved by Sue Camilleri; supported by Marie Hauswirth) carried 6-1, with Vice Chairman Todd Hoffman recorded as opposing.
The amendment leaves the covered roof approved but prevents creating an enclosed or habitable space under it without further approvals.
