The Charter Township of Waterford Zoning Board of Appeals on April 21 unanimously approved a variance allowing a sunroom to be built 25 feet from the front property line at 7444 N Shaker Drive, where the ordinance requires a 35-foot setback.
Applicant Sandy Pulk told the board the 10-by-10 sunroom’s location is dictated by the interior layout and by health needs: "I have physical hardships after an illness, and sun exposure is beneficial for healing," she said. Pulk added that a neighboring home on S. Shaker already extends into the front setback.
Board members framed their decision around neighborhood character and practical difficulties. "We look at the character of the neighborhood," Board Member Sue Camilleri said, noting a similar encroachment on another nearby property. Board Member Marie Hauswirth said she had concerns for neighbors but found the application consistent with surrounding homes.
The board moved and seconded a motion that found strict compliance would be unnecessarily burdensome, that practical difficulties exist and that the variance would advance substantial justice; the motion passed 7-0 (moved by Art Frasca; supported by Marie Hauswirth).
The approval covers both the sunroom placement and the requested eave/gutter setback adjustment; no public speakers raised objections during the hearing.
The applicant may proceed subject to any administrative conditions required by staff and permit review.
