The plan shows 81 parking spaces, four of which are ADA accessible. Staff noted the property is subject to a 2012 plan development that allows 9×18 parking spaces in lieu of the typical 10×20 requirement; the plan provides roughly 25% landscaping and tree plantings along FM 544 and throughout the parking areas.
Commissioners raised questions about drive‑through circulation and asked whether additional signage, pavement striping or taller landscaping could reduce the risk of vehicles using the fire lane to access the drive‑through; staff said they do not have the power to require additional trees on private property but will discuss directional signage and higher plantings with the applicant. The commission approved the site plan without further conditions; staff will finalize plan review and coordinate with the applicant on circulation and landscaping details before permits are issued.
Because the development is being delivered as shell space, staff cautioned that final parking adequacy depends on the tenants that ultimately occupy the building.
