Commission approves Shake Shack site plan with signage and striping condition

The Wylie Planning and Zoning Commission voted 4‑0 on May 19 to approve a site plan for a Shake Shack drive‑through at 2720 West FM 544 (Lot 5 of the Hooper addition), contingent on additional signage and striping to prevent vehicles in the drive‑through from backing into the adjacent fire lane.
Mr. Molina said the site is part of an existing planned development that allows drive‑through restaurants and that this location provides 31 parking stalls, including two ADA spaces, a dumpster enclosure and pedestrian access along FM 544. He noted the plan shows 25.3% landscaping and a 10‑foot landscape buffer along the front.
A commissioner asked staff to identify where additional signage or pavement striping should be placed to guide vehicles and avoid the fire lane; Mr. Molina said staff will work with the engineer on striping and signage as civil plans are submitted. A motion to approve the site plan, conditioned on staff approval of signage and striping, passed unanimously.
Staff also reminded the commission that the overall planned development only allows two drive‑through restaurants; this is the first approved within the development and would leave capacity for one more without a zoning change.
