Council unanimously approves Traverse Landing annexation and 6‑lot preliminary plat

The Caldwell City Council unanimously approved annexation of a 1.07‑acre parcel and a preliminary plat to create Traverse Landing, a six‑lot single‑family subdivision that will fold into the adjacent Traverse Creek development.

Bonnie Layton, the applicant representative, said the site is an outparcel from an earlier larger project and that the six lots will connect to the existing Traverse Creek infrastructure. "We received unanimous approval at the planning and zoning commission," Layton said, adding the project is designed to be consistent with surrounding lot sizes and to use frontage improvements planned with Traverse Creek.

Senior planner Katie Wright told the council the parcel is contiguous to Caldwell city limits, qualifies as infill development, and meets R‑2 zoning density standards (the proposal is 5.61 dwelling units per acre, within the city code range). Wright said utilities are or will be made available and that the Valley View School District noted added pressure on Skyway Elementary but indicated it was not at capacity.

After staff and applicant presentations and no public testimony, Councilor Dittenburg moved approval on the annexation, zoning map amendment and preliminary plat with the conditions presented in staff reports; the motions carried unanimously. The council also approved the related ordinance and summary for publication.

The approvals authorize the developer to proceed with recorded platting and to coordinate required frontage improvements with the larger Traverse Creek construction phases. Council indicated staff will follow up on the timing of construction and any necessary frontage work.
