Raleigh County planning staff presented a final plat request on May 21 to combine two platted lots and adjacent unplatted tracts into a single lot (Sleepy Hollow Subdivision Unit 2). The plat shows building locations, utility easements and riparian setbacks; staff recommended acknowledging the approved final plat because it met county land development regulations and sanitary code.
Staff summarized the site history, noted a prior variance affecting minimum tract size and described measures taken to elevate the buildable area above a nearby stream. The staff presentation noted the site is not in the 1% annual chance floodplain and pointed to required riparian buffers and a proposed utility easement.
A commissioner moved and the board adopted Resolution O52126 to acknowledge the Sleepy Hollow Unit 2 final plat and accept the streets, easements and dedications shown on the plat; the motion carried unanimously.
Because the action was an acknowledgment of a final plat and not a rezoning, staff said the approval confirms that the plat met minimum technical requirements; the applicant’s next steps are to record the plat and proceed with building permitting as allowed by regulations.
The board did not discuss any additional conditions on the plat in the meeting record.
