The Columbia County Planning Commission on May 21 recommended approval of rezoning file RZ26-05-07, a request to rezone approximately 2.64 acres at 406 North Bel Air and 601 Ponder Place from P‑1 (professional) to CC (Community Commercial).
Will, a county staff member, described a conceptual plan that could include an approximately 8,000 sq ft building (a bank and retail or restaurant) and said the development would be subject to the Evans Town Center overlay, which affects building frontage and setback requirements. He noted that previous rezoning carried many conditions dating to 2013, and a 2024 revision removed several conditions but retained a signage/monument condition that staff recommends carrying into any new approval.
Beau Slaughter, representing applicant Pumpkin Center Properties LLC, said he was available to answer questions about the buildings and proposed use. Commissioners asked about access and whether an existing road would split the properties; Slaughter answered that an ingress/egress reservation exists and that the drive 'winds back' to serve the parcels.
A committee member moved to recommend approval with conditions for file RZ26-05-07; the motion was seconded and the commission approved the recommendation (chair stated vote was 5‑0). The recommendation will be forwarded to the Columbia County Board of Commissioners for final action on June 2, 2026.
