Cumming council approves conditional use permit for Crescent Communities warehouse on Veterans Memorial Boulevard

The Cumming City Council on a 5-0 vote approved conditional use permit 2026039, allowing Crescent Communities to build a warehouse on a roughly 10-acre parcel along Veterans Memorial Boulevard, the mayor said.
Scott, the planning commission representative, read the planning commissions report, which said the application included variances for increased parking and reduced zoning buffers and that the commission held a public hearing on April 21, 2026, with no public comments and a unanimous recommendation for approval with conditions. "The proposed use is consistent with the goals and objectives of the city's comprehensive plan," Scott read.
Sean Courtney, an agent with the law firm Lipscomb Johnson representing Crescent Communities LLC, described landscaping and screening plans, a building setback of 50 feet from Veterans Memorial Boulevard and a four-board fence along the right of way, and said the applicant would meet state highway standards for the driveway. "We are comfortable following GDOT standards," Courtney said.
Council members pressed the applicant and planning staff about traffic and truck turning at the 45 mph roadway. John Hobart of Crescent Communities clarified that the proposed drive would have a wider mouth "closer to 75 feet" and that "if a decel lane is required, then we're more than happy to do it." Planning staff and council members agreed that GDOT typically assesses access requirements on a case-by-case basis for roads at that speed.
To address safety concerns, a council member proposed and the council added condition 18 requiring the developer to "coordinate with the city and GDOT to design and implement to GDOT standards the safest and practical ingress and egress to the site." With that condition incorporated, a council member moved to approve the CUP with the variances and the new condition; the motion passed 5-0.
The approval authorizes the applicant to proceed under the listed conditions and exhibits provided to the planning commission; the council recorded no public opposition at the hearing. The developer and planning staff will now work with GDOT on the final access design.
