Cornelius explained the choice of EIFS and noted impact-resistant EIFS would be used for the lower portion of the building, citing insulation and durability benefits.
Commissioners expressed a preference for incorporating brick or other durable accent materials on public-facing facades. They also discussed lighting compliance with the city’s dark-sky ordinance and a requirement to relocate an existing Buick GMC sign out of the public right-of-way. Staff recommended approval with the 11 conditions listed in the staff memo; the motion to approve carried by voice vote.
Next steps: applicant must submit final signage, confirm compliance with lighting standards (chapter 28) and satisfy the 11 ADR conditions before building permits are issued.
