The San Marcos City Council approved on first reading an amendment on May 19 to the McCarty Commons planned development district to allow a 60‑foot tall sign for the H‑E‑B site adjacent to I‑35.
Terry Floyd, director of planning and development services, told the council the request would amend Exhibit D (the sign plan) to allow a single 60‑foot sign for the 17‑acre H‑E‑B parcel. Floyd said the proposed sign would improve store visibility on I‑35, that previous approvals limited similar signs along the corridor to about 42.5 feet, and that comparable signs — including a 66‑foot premium outlet sign and a 60‑foot sign allowed for Buc‑ees — already exist in the corridor.
Joshua Elige, speaking for the applicant, said the sign’s grade and design made it effective and “quite a bit more aesthetically pleasing” and that other PDD signs would remain unchanged.
Planning staff and the Planning & Zoning Commission recommended approval; the commission voted unanimously (7–0). After council discussion and a motion, the ordinance (Ordinance 2026‑24, first reading) passed by a 7–0 roll‑call vote.
The council characterized the action as a PDD‑specific sign standard amendment tied to visibility; no changes to uses or acreage were proposed for the McCarty Commons PDD in this item.
