The Wilson County Planning Commission on May 22 approved multiple development items and sent a zoning‑text amendment to the county commission for final action, while deferring the sketch plan for Deer Creek Estates until December 2026.
Commissioners voted to approve the preliminary plat for Ravenscrest Phase 4, a 65‑lot addition to a development originally approved in 2018. "The 65 lots should be able to be built," said Kyle Griffin, a representative of CSDG (S2), adding that soils for those lots have been identified and that the parcel’s prior approvals make it eligible to proceed to construction design. After commissioners discussed soils, stub‑outs and how an ongoing wastewater moratorium may interact with the project, the body moved and voted to approve the plat based on staff recommendations.
The commission also affirmed a slate of minor plats — including Pursley Manor, the George and Greg (Vault Development LLC) parcel, Reuben Maxwell, Joseph Patton, Vernon Pinkley Jr., Burford W Tucker, Howard Northern Farm, Wayne Wright and the final plat for David Massengale — after staff said the submissions met minimum requirements or needed only technical corrections.
A site plan to add storage to the existing SureFire fireworks building at 1946 Murfreesboro Road was approved subject to technical corrections. Christopher (staff lead, S7) told the commission staff recommended approval with only technical corrections.
On policy language, staff presented a proposed amendment to the zoning ordinance’s height definition (section 3.2.0.02, paragraph a) to replace measurement from the "average finished grade at building line" with a single, fixed point: "finished floor to the highest point of the structure." Commissioners debated how the change would apply to basements, walkout basements and split‑level homes; one commissioner urged language that preserves neighborhood character by preventing exploitative grading. The body voted to forward the amendment for county commission consideration.
The commission did not act on the Deer Creek Estates sketch plan at 13530 Central Pike (proposed 146 lots). Jake Porter of Heritage Civil (S8), the project engineer, requested an extension so the developer could collect real traffic counts once the new Central Pike Elementary opens; after discussion, the commission voted to defer the item to the December 2026 meeting to allow the developer to gather post‑opening traffic data.
