At the May work session staff presented a proposed amendment to Ordinance 23-1235 that would remove a condition restricting the Strawberry Lane subdivision to single-family detached homes. Planner Mr. Van said the condition was included in the original 2023 ordinance but that engineering constraints discovered during design work now make attached single-family units a practical option.
Mr. Van explained that the applicant reorganized house fronts to face Strawberry Lane (previously they planned to front Linda Circle), and that attached units or zero-lot-line models reduce the depth of disturbance on sloped lots. The planning commission reviewed the amendment and unanimously recommended approval; Mr. Van said the applicant will pursue a small number of variances before development proceeds.
A commissioner noted neighbors on Linda Drive may welcome the design change because front doors are now relocated to Strawberry Lane. Staff said the ordinance amendment was introduced for first reading and that additional VCA/BZA variances would be considered to resolve remaining site-design issues.
