Staff presented the public hearing and first reading for Ordinance 26-1306, a rezoning application for 1106 Ashmore Avenue and an adjacent parcel owned by Optimum Offer LLC and operated by Josh Barr. The applicant proposes to subdivide the parcels into four approximately 50-foot single-story lots while preserving the existing house on 1106.
Planner Mr. Van told the commission that the planning commission reviewed the application and recommended unanimous approval but added a condition: the rezoning is contingent on a variance from the BZA because the existing structure sits approximately six feet from its northern property line while RZ-1 requires a 25-foot setback. "We included this condition, which is if the BZA grants it, then rezoning will move forward," Mr. Van said.
Commissioners asked for clarification on access and lot layout; staff said both parcels front Ashmore and that vehicle access would be from a narrow alley at the rear. Staff noted that if the BZA declines the variance the applicant could omit the existing house from the rezoning and move forward with other parcels.
The item was introduced for first reading; planning commission minutes and the BZA schedule were cited as next steps before a final decision.
