Janet Allen, Jefferson County Appraiser, told the Board of Commissioners on Feb. 9 that a county study of recent sales shows most residential property appraised values will increase 3% to 6% for 2026 and that commercial property values are trending up roughly 1% to 3%.
Allen said vacant land values vary across the county, ranging from slight decreases in some locations to increases of as much as about 3% in others. She told the board that the county will mail Real Estate Value Notices soon and will post the study and related information on the Jefferson County website.
The report is intended to align 2026 appraisals with current market conditions and inform property owners of changes before the formal valuation notices. The board did not take a separate vote on appraisal methodology during the meeting; the appraiser’s report was provided as information to the commission.
Next procedural steps indicated in the minutes: notices will be mailed to property owners and information will be posted online; property owners who disagree with their notices would use the county’s established appeal procedures described on the county website.
