The Planning Commission approved Conditional Use Permit U2026-0001 on May 20 to allow tire sales and related service at a 2,801-square-foot building south of Main Street, after staff outlined conditions to minimize noise and nuisance impacts and commissioners confirmed operational details.
Staff said the site is already built and noted the conditional-use permit will require all work to be completed indoors, no outdoor storage, ADA-compliant parking, reinstalled landscaping and a second parkway tree per recreation and parks requirements. Public Works added conditions requiring a trash enclosure and alley paving to accommodate servicing. The project qualified for a Class 1 CEQA exemption for existing facilities.
Applicant representatives said deliveries will be infrequent (one delivery a day with a 16-foot truck expected), used tires will be removed to landfill weekly and the rear lot can be striped to provide approximately four parking spaces; contractor Tony Maxwell said two employees per shift would staff the facility and the team would install wall-pack lighting on timers (or motion-activated if required) to illuminate the parking area.
Commissioner Dickerson moved to approve the conditional-use permit with the stated conditions and Commissioner Mohajer seconded. Commissioner Lopez had recused for a proximity conflict; the motion passed by roll call with Commissioners Dickerson, Mohajer and Chair Blanco voting to approve.
