Council approves Cardinal Ridge townhome material revisions after developer presentation

"These are shutter samples... additionally, we have a decking sample here," he told councilors and provided explanations of how grade and door elevations affect whether an individual unit will have a deck or a patio.
Council members pressed on downgrade/upgrade rules and price points. The developer said base packages cannot be downgraded and estimated average price points in the mid‑$500,000s with variation by unit location and finish, adding some units could be closer to $500,000 while others approach $650,000 depending on options.
Following the presentation, Council moved final approval of the revisions to the building materials and design for the Cardinal Ridge townhome plan; the motion was seconded and carried by voice vote.
Separately on the agenda, the council approved an amended set‑aside agreement for residential land development, reducing the originally stated $259,472 by $59,700 to an amended $199,772 in accordance with a civil‑engineer letter dated 05/12/2026. One council member recused themself from that vote, citing a spousal representation conflict; the record notes one abstention and the motion carried.
The approvals complete the council's immediate review of the developer's material package; councilors encouraged continued communication with residents and noted the materials had been circulated to council in advance.
