APC forwards favorable recommendation to rezone State Road 23 site for business use

The Area Planning Commission voted on May 19 to send APC 3088‑26 to the County Council with a favorable recommendation to rezone 15362 State Road 23 from R (single family) to B (business). Staff reported that the parcel fronts a high‑volume corridor where other nonresidential uses have clustered and recommended the change as consistent with the county comprehensive plan.
Adia Smith, APC staff, described the site plan showing three attached office/mixed‑use buildings with a 42‑space parking area, detention and septic/well locations; the parcel is within a designated economic development corridor. Petitioner representative Nathan Flickner said the rezoning would align with recent corridor trends and that the developer will work with staff on required screening and landscaping.
No speakers appeared to oppose the petition at the APC public hearing. The APC voted to forward a favorable recommendation to the County Council.
