Design and alternatives: Commissioners discussed affordable alternatives, including pole‑barn construction, which some suggested can be built to a higher standard and be less expensive than a full masonry foundation while remaining unobtrusive from the street. One commissioner recommended adding shrubbery to screen the accessory structure and making the garage materials and roof pitch more consistent with historic context.
Zoning and process: Commissioners discussed that if a previously nonconforming garage was demolished, any new garage must conform to current zoning setbacks and height rules; if the proposed location is on a property line, a zoning officer or variance may be required. Graphics and scale: Commissioners observed what appeared to be AI artifacts and scale errors in the submitted drawings (annotations showing “Wallace” on one elevation that should read “Washington”), and urged the applicant to provide true‑to‑scale plans and Google Street View or other photographic evidence of the prior structure where possible.
