Planning staff described the site and its history — high corn-suitability but not farmed since the 1930s — and told the board access had been reviewed by Secondary Roads and that three notifications were sent to adjacent property owners with no comments received. Staff concluded the proposed use would occur within existing structures and would not materially alter surrounding land-use patterns.
In discussion a supervisor asked whether the access easement was recorded; staff confirmed it was. Commissioners moved and seconded approval, and the motion passed by roll call.
The board recorded no public opposition; staff said a new septic system and well water will be required and permitted by the county.
