The Leonardtown Planning & Zoning Commission voted to recommend that Town Council grant final approval for Meadows at Town Run Section 2 Phase 5, a 73‑lot townhouse phase and associated open‑space parcels on Maryland Route 245 and Wildflower Drive.
Planning staff presented the final site development plan, record plat and facade drawings and said the project—covering 12.7936 acres and including open space parcels—received prior concept approvals and county signoffs required to proceed to final recommendation. “Staff recommends that the planning and zoning commission review the submitted documentation and recommend approval to town council,” planning staff said.
Rodney, a project representative, told the commission about construction progress at Meadows: about 40 units are built, framing and slabs are in place for additional units, and community amenities including a recreation center, playground and tennis courts are planned. He told commissioners he expects the last building in the current phase to finish around next May.
Commissioners also discussed traffic and access issues tied to ongoing and proposed development nearby. Planning staff said the State Highway Administration (SHA) has required additional traffic‑study detail for Route 235/Route 5, including acceleration and deceleration lane lengths and taper information; commissioners noted recent crashes in the area and asked about signal warrants. Planning staff said SHA indicated a traffic signal may be warranted but that the detailed lane lengths and taper still need SHA confirmation as the applicants refine their plans.
A commissioner moved and a colleague seconded to recommend Meadow’s Section 2 Phase 5 to town council for final approval of the site plan, facade drawings and record plat; the commission voted in favor by voice. The applicant will submit final construction and roadway/traffic details, and staff will return materials to the council as part of the town’s PUB process.
