DALTON — Dalton City Council on May 18 approved Ordinance 26-06, rezoning a 0.6-acre parcel on Dogwood Drive (parcel 12-216-01-00008) from heavy manufacturing (M2) to R3 medium-density single-family residential.
Ethan, presenting the item to the council, said the property is vacant, “zoned heavy manufacturing, but adjacent to mostly residential property in this area, particularly along Dogwood Drive,” and that the petitioner intends to develop the lot for residential use. He said the planning commission and staff recommended approval and that the planning commission’s vote was unanimous with no opposition at the planning public hearing.
The rezoning will bring the parcel into conformity with the surrounding neighborhood and, per Ethan, the R3 district allows only a single-family detached dwelling at one per lot; given the lot size, further subdivision is unlikely. Council moved, seconded and voted to approve the ordinance on its second reading.
Why it matters: The change replaces a heavy-manufacturing zoning designation on a small, vacant lot next to a residential neighborhood with a district intended for single-family homes, aligning zoning with surrounding land use and limiting nonresidential industrial development at the site.
