The Milford Planning and Zoning Board on May 19 approved a special permit allowing a rear deck extension at 96 Cooper Avenue, subject to conditions requested by staff and DEEP.
Sebastian Nudarangelo of SDN Builders, representing owners Steven and Christristen Ball, described plans to extend an existing 8-foot-deep deck to 16 feet and said construction will use helical foundations and other methods to minimize soil disturbance. "We're currently working with the helicals so we can eliminate any disturbance to the soil to kind of just keep things and erosion under control," Nudarangelo said.
Staff reported the proposed deck would be 17.6 feet from tidal wetlands, placing it within the 25-foot review buffer and triggering a special permit. DEEP (referred to in the meeting as "the Deep") recommended updating the survey and plans to show flood‑zone delineations, citing an email from Karen Michaels to David Sulcus dated May 1, 2026. The board made approval conditional on incorporating the DEEP recommendations into the plans.
A motion to approve the special permit with the DEEP-related condition was made, seconded and approved by all present board members.
The board also noted that the applicant should add the flood-zone updates indicated in the DEEP email to the survey and site plan before final signoff.
