At the May 19 meeting the Planning Commission handled multiple rezoning requests that were procedural and noncontroversial compared with the Melanie Lane hearing and the Catawba Ridge discussion.
RZ 2025‑2390 (Seven Brew): Staff recommended and the commission voted to recommend approval to county council for a small parcel rezoning so the subject lot can be recombined with an adjacent Regional Business parcel and accommodate a Seven Brew location. The applicant said the rezoning was a small technical step to create adequate lot area and build a standard neighborhood beverage/food site; the vote to recommend passed 6–0.
RZ 2026‑0503 (Dr. Ramesh): A property on Charlotte Highway zoned Low‑Density Residential was proposed to be rezoned to Neighborhood Business to allow a small medical practice targeted at an aging population. The applicant, Dr. Kumaran Ramesh, described plans for a medical office to serve local residents, and staff said the request aligned with the county future land use (growth area) and comprehensive plan objectives. Commissioners recommended approval 6–0, while noting any driveway or access to US‑521 would require SCDOT review during civil design.
RZ 2026‑0725 (Pettus): A parcel created from a larger tract that contains a private dirt airstrip was rezoned from Institutional (due to the airstrip) to Rural Residential (RR) so the separated parcel can host a primary residence; the parcel meets rural future‑land‑use guidance and the commission approved the rezoning 6–0.
RZ 2026‑0736 (Justin’s Tree Service): A roughly six‑acre site near Bales Ridge Business Park was approved for a commercial tree‑service use. The applicant told the commission the business will store equipment and operate off‑site for customers (no customer traffic on‑site) and will not perform mulching or burning on the property; commissioners approved the rezoning unanimously.
All four rezoning items carried either a recommendation to County Council (where specified) or an approval from the Planning Commission by unanimous vote. Staff noted additional procedural steps for civil permitting, SCDOT driveway/access permits and detailed landscaping or buffering during site plan review for commercial uses.
What’s next: recommended rezonings go forward to County Council where applicable; applicants will proceed to civil/site design and permitting and will need to secure any required state or county access permits.
