Staff noted the village generally accepts improved parkland offered with amenities and maintenance provisions, and that acceptance and dedication would be addressed through the development‑agreement process and village‑board review.
Minor changes from the preliminary plat included the elimination of one lot and one outlot; outlot one remains proposed as improved park/wetland area. Staff also noted technical conditions to be addressed at the final engineering stage (vision triangles, street‑lighting and street‑tree requirements, and access to outlot two).
Commissioners voted to recommend approval subject to the standard recommended conditions; the village board will consider park acceptance and final development agreements.
