Shannon Bramble, appearing for the applicant, requested a zoning map amendment for parcel 46‑00‑00‑07‑P at 2616 Singleton Lane to rezone from I‑2 to AG‑1 so a primary residence and a detached accessory dwelling unit (ADU) can be built on approximately 40.93 acres.
Bramble said the ADU will require a conditional use permit and that the applicant likely will request a waiver if the ADU exceeds the county limit for relative square footage; John Hahn, the county case manager, warned that an ADU larger than 25% of the primary dwelling’s finished square footage will require a maximum square footage variance from the Board of Adjustments after Planning Commission and Fiscal Court approvals.
Hahn also listed required plan elements: map and purpose of all easements; lakes, ponds, wetlands and soil types for sites served by septic; five‑foot contour intervals; areas of steep slope (or a note that none are present); site statistics (building height, floor area, lot coverage), and the total square footage for both principal structure and ADU. County engineering said the rezoning and proposed use do not trigger additional engineering review at this stage, and GIS said the property will get a separate address when the change is approved.
No members of the public raised technical concerns during the TRC review. The item will proceed to the Planning Commission and, if approved there, to Fiscal Court; any variance for ADU size would be considered by the Board of Adjustments.
