The board reviewed several proposals April 21 to market and sell county-owned properties and discussed whether to pursue traditional MLS listings, auctions or a mix of both.
Two locally based firms submitted proposals read into the record: a Century 21 office (proposal showed past sales volume and a 6% commission option with an $800-per-listed-property estimated closing cost) and Meadow & Main Realty & Auction, which offered both an MLS listing strategy and an auction approach with a 5% commission option for some properties.
Board members asked detailed questions about commission, estimated abstracting and attorney fees, listing timelines and whether the three small lots under review should be sold individually or combined to improve marketability. Meadow & Main’s auction option would allow a defined timeline and might accelerate disposition; Century 21's detailed MLS strategy emphasized broader exposure and investor outreach.
After discussing pricing comparables and fee structures, board members signaled a preliminary preference for Meadow & Main's 5% commission proposal and agreed to bring a resolution to hire a realtor at a future meeting; staff will follow up with references and prepare contract terms. Members also requested a work session to refine listing prices and decide whether to combine parcels for sale.
