Developers of a proposed Sweetwater Veterinary Clinic requested front‑setback variances that would reduce required setbacks along Highway 29 and Pine Road to accommodate a ~5,500 square‑foot, two‑story veterinary clinic on a lot with three frontages. Blue Frog Engineering and Dr. Sarah Powell presented the project and said the requsted relief was needed because the parcel’s triple frontage left a small developable envelope.
Staff told the board the Board of Zoning Appeals had recommended denial (4–1). Commissioners questioned the potential need for future road widening tied to the Southwest Connector and whether sewer tie‑ins or forced main constraints would permit connection; staff noted environmental health had no objection to building setbacks but that the proposed parking may require reconfiguring to accommodate replacement septic absorption fields until a level‑3 soils report finalized the footprint.
Commissioners agreed there were unanswered technical questions and voted to table the variance to the June 2 meeting to allow staff and the applicant to resolve sewer, septic and roadway access issues and provide clearer design alternatives.
