Mundelein board approves zoning variations, infrastructure funding and budget amendments

The Mundelein Village Board on Feb. 9 approved a series of routine administrative, zoning and funding items grouped as omnibus and committee motions.
Trustee Juarez moved—and the board approved—a zoning variation to allow a coded chain link fence within the required corner side yard setback at 445 Bryce Avenue. The board also authorized staff to prepare an ordinance approving a variation for interior parking-lot islands and shade trees at 1350 and 1515 West Holly Street (Mundelein High School District, PZ202025-0039); school representatives attended the meeting.
The board passed a targeted amendment to the village’s 2021 Official Comprehensive Plan (PZ2025-38) to change a section of the growth-area designation on the northwest side of the village to a Traditional Neighborhood Development designation. Village staff member Mendel explained that the change is a limited plan amendment intended to clarify the village’s expectations for that growth area and is not regulatory; it does not grant zoning rights and the land remains R-1 single-family unless and until a separate zoning change is sought.
Trustees approved an amendment to Ordinance 0-25-10-74 establishing the Village of Mundelein Micro Shops Advisory Group.
Public Works items approved included a FY2026 budget amendment of $69,479 (account 26430) to pay for construction inspection services on the FY25/26 MFT roadway improvement project; a resolution authorizing Surface Transportation Program federal fund appropriation for East Holly Street improvements; and a resolution authorizing construction in a state highway.
Finance committee actions included approval of governing-body payments totaling $1,553,498.65 for the Jan. 27–Feb. 9 pay period and a fiscal-year 2026 budget amendment (account 34026449901) of $39,313.75 for TIF 2 payments to school districts 75 and 120.
All listed motions were moved, seconded and passed on clerk roll calls during the meeting. No abstentions or failed motions were recorded in the transcript.
The board concluded the meeting by approving omnibus items—two Mundelein High School TIF payment items and executive-session minute approval—before adjourning at 7:28 PM.
