The Grand County Board of Adjustment unanimously approved reduced side-yard setbacks for Lot 6, Block 5, Lake Forest 1st Addition, allowing two 5-foot side-yard setbacks in place of the standard 10 feet to permit a 40-foot building width.
Planner Hannah Mahorney said the lot is only 50 feet wide, which leaves a 30-foot buildable envelope under the normal 10-foot side-yard standard. Staff recommended approval because the lot’s narrow width is a pre-existing condition, the requested width matches neighborhood scale, and the constraints that justified a prior 2023 approval (Resolution No. 2023-9-1) remain unchanged.
Applicant Eric Kenealy told the Board he has owned the lot 5–6 years and that the prior approval had expired. Board members including Thomas Johnson, Sandra Scanlon and James Easley confirmed the lot is narrow. James Easley moved to approve the two 5-foot side-yard variances, Thomas Johnson seconded, and the motion passed unanimously.
Conditions mirror standard requirements: payment of public notice fees, issuance of the variance within one year unless extended by the Board, assurance that exterior features will not encroach into the 5-foot buffer, and a certified foundation survey at permit time.
