Weber County commissioners on May 26 approved an ordinance to rezone a 14‑acre parcel in western Weber from A‑1 agricultural to R1.15 residential, clearing the way for the developer's concept plan (proposed subdivision name: Cottonwood Square) that staff said could accommodate as many as 40 lots under the concept provided.
Planning staff Felix Lavrano presented the legislative rezone request and said the applicant supplied will‑serve letters from water and sewer providers, an approved wetlands study accepted by the U.S. Army Corps of Engineers, and a parks plan. Lavrano said Taylor Oswald Parks District supported a financial parks contribution for the project, calculated at $7,500 per door for the potential maximum of 40 lots.
Staff also described adjustments to the phasing plan and concept to ensure emergency egress when phases exceed 30 lots, and noted the planning commission gave a positive recommendation. A motion to approve ordinance 2026‑10 was moved and seconded and the commission adopted the ordinance by roll call.
Staff asked the developer to remain available for follow‑up and to address outstanding technical questions (such as whether prior sewer upsizing covers this parcel).
