Board authorizes deeds of dedication for Quaker Ridge Phase 5, subject to final review

The Robinson Township board authorized deeds of dedication and the acceptance of roadway work for Quaker Ridge Phase 5, subject to a thorough review of the documents. Speaker 2 reported that the Declaration of Covenants and Restrictions and related instruments have been recorded and outlined buyer obligations for stormwater best-management practices; the board authorized preparation of deeds of dedication so signatures can be completed and the deeds recorded between meetings.

Why it matters: Accepting deeded roads and stormwater obligations transfers maintenance responsibility and opens the way for residents to use completed streets for school bus routing and other municipal services.

During the discussion Speaker 2 said the deeds and covenants are recorded and requested authorization to sign deeds prior to the next meeting. Speaker 1 proposed approving the dedication “subject to thorough review,” and Speaker 6 seconded. The chair called for the vote and recorded affirmative responses.

Board members discussed logistical timing and whether any party would be prejudiced by waiting until October; several members noted the deeds were expected in October but agreed that signing them sooner, subject to review, would help a family whose child must walk to the end of an incomplete street to catch the school bus.

The board approved the authorization to sign and record the deeds after the solicitor or manager completes the final review. Staff were directed to prepare the deeds of dedication for signature and recording and to advise the board when the documents are ready for execution.

The board then returned to regular business including public-works scheduling and other resolutions.
