Trucking company seeks shop on Highway 10; commission defers pending checklist verification

Craig Morland, representing Tennessee Trucking, told the planning commission the firm needs a shop building to get vehicles in out of the weather and to perform maintenance as the business’s busy season approaches. Morland described the structure as primarily a shop with an office to be added later.

Planning staff member Amanda Harrington said she had not had time to check the revised submittal against the zoning resolution’s site-plan checklist and listed outstanding items, including verifying the drive width to Highway 10, labeling the drive aisles, confirming the nearest fire hydrant distance and completing a full checklist review under Article 8 and Article 3 provisions. She recommended deferral to allow staff time for a complete checklist comparison.

Commissioners discussed flood-elevation pads and stormwater concerns; one commissioner asked Morland to provide stormwater documents or engineer verification. The commission ultimately voted to defer the submittal until staff could complete the checklist review and the applicant provide any outstanding technical materials; the transcript records that Ms. Bay voted no on the motion.

Why it matters: The staff checklist items—drive width, hydrant distance, flood-elevation compliance and stormwater—are central to fire safety and drainage control. The deferral gives staff time to confirm code compliance before the commission takes a final vote.

The application was deferred; staff will re-review the submittal and the matter will return to a future agenda when checklist items are resolved.
