In its April 1 meeting, the Temecula Planning Commission voted 5–0 to approve two development applications: a drive-through BlackRock Coffee at the southwest corner of Temecula Parkway (across from Vail storage) and a three-story residential building with podium parking containing 26 units on Pujol Street, three of which are designated as affordable to very-low-income households.
Chair David Maddox reported the commission heard no public speakers on either project and recommended approval by a 5–0 vote. The BlackRock Coffee site will include a drive-through; the 26-unit project includes three units restricted to very-low-income households under the city's affordable housing designation.
Council members asked a clarification question about the site location and adjacent habitat-project fencing; staff confirmed the three-story project is near an expanding habitat area and that the projects had no public opposition at the commission hearing. Chair Maddox noted the commission now meets on the first Wednesday of each month.
The approvals are advisory recommendations to staff and the council; council received the planning commission report and did not remand either project back to the commission at the April 28 meeting.
