The township board voted to approve amended land-development plans for Salewood Phase 1 & 2A and for 8670 Peachtree, and heard an inspection report recommending a $12,000 bond to complete remaining pond work.
Planner (presenter) summarized the Salewood proposal as a relocation of Unit 40 from Phase 2A to Phase 1 with updated zoning setback requirements and removal of the project setback to zone-hearing-board review. "So, we have 2 solid plans here, Phase 2 A and phase 1," the planner said during the presentation. The board moved, seconded and voted to approve the Salewood amended plans.
On 8670 Peachtree, the presenter described enlarging an existing southern stormwater pond, enlarging the northern pond and relocating an unnamed tributary to Mulberry Creek; staff said the Planning Commission recommended approval on 12/11/2023. The board approved the amended Peachtree plan by motion and vote.
Engineer Jonas reported he inspected the Peachtree pond and that some improvements were completed before formal land-development approval "to avoid the bonding." He said the original bonding estimate had been $120,000 but recommended a reduced bond: "So with that, I would say that we need $12,000 in bond to do that." Jonas told the board the developer currently had an earlier bond on file for $48,389.44 that was removed by the new plan and that staff proposed reducing the guarantee to $12,000 to address outlet-structure revisions and raise the pond elevation where needed.
