Council adopts zoning text changes for accessory structures and approves final plat for Bunker Hill Elementary

The Bunker Hill Village City Council on Sept. 21, 2021 adopted an amendment to the city's zoning ordinance to clarify rules for accessory buildings and height regulations in Districts A and B and approved a final plat for Bunker Hill Elementary School.
Building Official and Public Works Director Steve Smith described a Zoning Board of Adjustment interpretation and a resident request that prompted staff and the Planning & Zoning Commission to propose text changes to Appendix A of the Code of Ordinances. The Planning & Zoning Commission discussed the amendment at its Aug. 24, 2021 meeting and recommended the changes to council. Mayor Lord opened and closed the required public hearing with no public comments; the council discussed further review of accessory-structure provisions in light of pandemic-related changes in home use and approved Ordinance No. 21-558 on a 5-0 vote.
On land use, Smith explained that the Bunker Hill Elementary School site had never been platted; the district submitted a preliminary plat in April 2021 and Jones & Carter submitted a final plat. The Planning & Zoning Commission recommended approval and the council voted 5-0 to approve the final plat for the school at 11950 Taylorcrest Road.
Council and staff said they will continue to review accessory-structure rules with the Planning & Zoning Commission to address questions raised by residents regarding home offices, school-from-home needs and placement of equipment such as air-conditioning condensers.
