The Unified Government of Cusseta–Chattahoochee County approved a conditional‑use permit that will allow a manufactured home on a 1.35‑acre lot at 131 Pine Hill Road, applicant James Shulterbrondt, following a July 24 public hearing. The hearing record shows Shulterbrondt spoke in favor, neighbors present raised no objection, and Commissioner Timothy Biddle moved to approve the permit subject to standard conditions (including required septic/perk tests). Commissioner Jason Frost seconded the motion; the minutes record the decision as unanimous.
At the July 2 regular meeting commissioners also considered a separate conditional‑use permit for 110 Stagecoach Drive. Commissioner Jason Frost moved to table the Stagecoach Drive application until the Aug. 6 meeting because of pending litigation; Commissioner Biddle seconded and the motion carried with one commissioner abstaining (the minutes do not name the abstaining commissioner). The minutes record the Stagecoach Drive item as deferred pending resolution of the legal matter.
Chairman Charles Coffey noted the conditional‑use permit process exists so residents can apply for manufactured homes on parcels smaller than the five acres sometimes associated with the county’s zoning rules. The commission’s approval for 131 Pine Hill is conditioned on the usual permitting requirements for septic systems and other code compliance; the county clerk will monitor submittal of required permits and inspections before any placement occurs.
Next procedural steps: staff will verify septic/percolation and other permitting requirements before any certificate of occupancy or placement permit is issued. The Stagecoach Drive application is scheduled for the commission's Aug. 6 regular meeting unless the applicant or counsel requests otherwise.
