Planning commission backs Cregger kennel expansion at 164 Gailliot Vista Drive

The Smyth County Planning Commission voted Jan. 22 to recommend the Board of Supervisors approve a special use permit to expand Brian and Brandi Cregger's commercial kennel at 164 Gailliot Vista Drive in Marion.
Zoning Administrator Becca Creasy reviewed the application and the standards for special use permits. Creasy said the kennel was previously approved by the Board on Feb. 9, 2023, as a nonconforming use and that the current application adds an indoor activity room not covered in the original approval.
Commissioner Lea Meadows asked about kennel operations, including what is kept in the kennels, staffing and perimeter fencing. Owner Brian Cregger said the business primarily boards dogs, that "we've kept 928 pets over the past two years from Smyth and Washington Counties," and that employees are mostly part-time high school students. He said there is a perimeter fence and separate areas for the dogs and that an indoor activity room would help with daycare during colder months.
Commissioner Graham Davidson Jr. stated the proposal meets the criteria outlined in Article 6-2.3 of the zoning ordinance and moved to recommend Board approval. The motion was seconded by Lea Meadows and passed with seven yeas and zero nays.
The Planning Commission's recommendation will be forwarded to the Board of Supervisors for final action.
