Board approves Calipaint auto-repair at 1812 Ivy Lane after applicant agrees to site conditions

The Morristown Board of Zoning Appeals on Sept. 9 approved Use On Review UORV-3220, allowing Calipaint to operate a vehicle repair-related business at 1812 Ivy Lane.
Steve Neilson, Development Director, told the board the request came from applicant Carlos Alan Casanova and that the submitted plan shows existing buildings, fencing and mature trees will remain. Neilson said Casanova signed a letter promising to perform work only inside the existing structures, retain and utilize existing screening, prohibit external storage and not park vehicles in the right of way. Neilson further stated the applicant agreed to pave the current gravel parking area and place the main business sign on the building rather than a freestanding sign. The plan as submitted indicates parking beyond ordinance minimums and customer access via the shared entrance off Ivy Lane.
Those commitments, Neilson said, addressed the usual site and neighborhood concerns for an Intermediate Business District use-on-review, and staff recommended approval. Board Member Jake Stokely moved to approve the use-on-review; Board Member Dr. Alpha Alexander seconded. The board recorded the vote as 6 yes, 0 no, and the motion carried.
The meeting minutes record that the site has been used for similar operations in the past and that the conditions are intended to limit outdoor storage and curb visual impacts. The board took no additional conditions beyond the applicant’s written commitments as summarized by staff. With the vote completed, the board adjourned and the minutes were signed by Secretary Robert (Bob) Garrett.
