The Avon Advisory Plan Commission voted unanimously to approve MIP 26-01, a minor plat to subdivide an existing parcel at US Highway 36 and Shiloh Crossing Drive into two lots and one adjusted block.
Staff presented the request, noting the parcel was originally platted in 1995 and that the proposal would split Lot 7 into Lot 7A and 7B while slightly redrawing Block F to accommodate a drainage ditch relocation. The staff presentation said the plat meets the town’s Unified Development Ordinance standards and requested no waivers; staff recommended approval subject to three standard conditions.
Ryan Lindley of Banning Engineering, representing the petitioner, told the commission the change creates an additional developable lot that would be integrated with the existing strip-center parking and be accessed through an easement from the adjacent lot rather than directly from US 36 or Shiloh Crossing Drive.
Committee members asked about potential uses for the relatively small lot and whether special exceptions (for example for drivethru uses) might be required; Lindley said developers had discussed possible site plans and that the lot appeared developable but might need special exception for certain uses.
A commissioner moved to approve the minor plat “to subdivide 2.8 acres into two lots and one block subject to the conditions listed in the staff report”; the motion was seconded and the commission approved the plat by roll-call vote. No members of the public spoke in favor or opposition during the hearing.
The approval allows the owner to pursue future commercial development on Lot 7B, subject to the recorded conditions and any required permits or special exceptions.
