Scott Farm Barn event center applications tabled after questions on paving, sidewalks and waivers

The Planning Commission on Jan. 8 tabled conditional-use and land-development applications for the Scott Farm Barn event center at 42 Old North Branch Road after the applicant and engineers described the proposal and the Commission identified several items needing clarification.
Applicant Amanda White provided history of the Scott Farm and presented the proposed event and catering venue. Engineer Alberto Jarquin said the project would use about 2 acres of the existing 103 acres, build a barn-like structure of approximately 6,000 square feet with a drop-off area, parking and potential overflow space, and that an existing stormwater pond can accommodate future development. Township staff discussed sidewalks, a lighting plan and paving of the collector road. Ms. White stated the road to the venue is currently made of compacted road millings, not dirt or gravel. Chair Matt Gilfillan said the beginning of the road should be paved, a waiver to use road millings for the remainder may be requested, a sidewalk should connect overflow parking to the venue, and a signage plan is required; if no frontage sidewalk is installed a fee-in-lieu would be required.
A motion by Bill Fitzgerald, seconded by Fred Lutz, carried to table Applications 2025-29-CU and 2025-30-SP pending resubmission with clarified plans and any waiver requests.
