Commission tables Roaming Bean land development; planner advises conditional-use filing

The Planning Commission on Jan. 8 tabled Application 2025-26-SP for a Roaming Bean land development at 8200 Steubenville Pike after reviewing the proposal and advising that a Conditional Use application would be appropriate for retail under 5,000 square feet.
Kento Ohmori and Michael Len of PDDM Solutions, with property owner Jon Davis present, described the proposal as a mobile coffee franchise model with no on-site consumption and no truck storage. Community Planner Jonathan Brodak told the applicant that a Conditional Use application for the retail space under 5,000 square feet would be advisable; the applicant agreed and the Township indicated it had received that application. The Commission asked the applicant to submit a narrative describing the specific intended use of the retail space before returning to the agenda.
The Commission moved to table the land development application. The motion was made by Kathy Forse, seconded by Kevin Cody, and carried with all commissioners voting YES.
