Planning Commission tables Walmart expansion amid streetscape, stormwater questions

The Planning Commission on Jan. 8 tabled two applications from Walmart for a retail store and associated land development at 250 Summit Park Drive after hearing that several Streetscape Overlay and engineering items remain unresolved.
Andrea Sneeringer of Dewberry Engineers summarized changes since the previous meeting, saying the design now includes "a five-foot walking path," "a pedestrian pocket," and crosswalks with a "herringbone style design." Township Engineer Shawn Wingrove said the substantive engineering comments have been addressed but a few sidewalk-protection details and stormwater items remain to be resolved. Community Planner Jonathan Brodak asked for a letter from Walmart explaining how it will meet the Streetscape Overlay requirements.
The Commission said it understood the constraints of an existing building but asked for a reasonable plan to comply with the overlay. With those items outstanding, the Commission moved to table both Application 2025-2-CU (Walmart conditional use) and Application 2025-3-SP (Walmart expansion). The motion to table was made by Kevin Cody, seconded by Bill Fitzgerald, and carried on a unanimous roll-call vote.
Next steps: the record shows the Commission expects a written response from Walmart and plan revisions addressing the engineering review comments before returning the item to a future agenda.
