Thomas presented case 2604016B for a requested reduction of a recorded 10‑foot side setback to 5.5 feet at a home in Town Lake Hills South Subdivision. The applicants seek the reduction to construct a ground‑level bedroom and bathroom to accommodate family mobility needs.
Robert Sheehan, the general contractor with BTV Contracting, told the board the addition is needed to provide a curbless bathroom entry, three‑foot doors and a five‑foot turning radius for accessibility. He said the most adjacent neighbor provided a signed letter of support and that there is no reasonable alternative location on the lot given the home’s layout and topography.
A board member noted the existing home sits roughly 20 feet from the property line even though the platted setback is 10 feet; Sheehan said the proposed change would allow the accessible features while still leaving separation to the adjacent house. With no public opposition on the record, the board voted to approve the variance 4‑0.
The board’s approval allows the owners to pursue permitting for the addition consistent with the variance and any applicable building codes.
