Staff noted the new zoning map will aim to align allowed uses with existing and planned infrastructure and that the town is considering priorities such as housing, sidewalks, setbacks and transit access.
Board members also mentioned that pending state stormwater rule changes could affect development thresholds (2‑acre town threshold vs. an often‑discussed 5‑acre state threshold) and that staff will ensure regulatory changes are considered in consultant scope.
