North Fayette approves Roaming Bean retail site for mobile‑coffee vendors at Steubenville Pike

The approvals adopted at the meeting were Resolution No. 31‑26 (final approval of the land development) and Resolution No. 32‑26 (conditional use approval for a retail store under 5,000 square feet).
Kento Ohmori, the project engineer, told the Board the business will cater primarily to franchisees of mobile coffee operations, describing it as “a specialty retail store that caters to mobile coffee vendors with a food truck kind of set up.” He said the standard operation would involve a trailer and a pickup truck, operators loading equipment in the morning, pulling trailers into the building, closing the doors to load, and departing; there would be no long‑term storage for inventory on site.
The project covers about 3.7 acres in the MU Mixed Use zoning district and includes an improved loop driveway for vehicle circulation; Ohmori said the site is not intended to operate like a fast‑food drive‑thru even though vehicles can pass through the building area. The application file and LSSE and Community Development review letters were entered into the record during the hearing.
Board roll call on both resolutions was Bob Doddato, Mark O'Donnell and Rich Valent — all voting yes. The public hearing for the application was adjourned at 6:10 P.M. and the approvals were adopted later in the meeting.
