The Planning & Zoning Commission on May 20 approved a proposed primary parking lot on two adjacent parcels at 30 Cook Street after staff recommended conditions and the commission reviewed the recently effective rezoning into the downtown district.
Applicant Matthew Germano presented a plan for 39 spaces that will be used privately during daytime hours (by a lessee at 126 South Main Street) and made available to the public outside those hours. Staff noted the downtown district rezoning became effective May 19, 2026, and confirmed the parking use is permitted under the downtown district standards. The commission’s approval included the typical conditions: identification of tree and shrub species on the final plans, field verification of lane widths and parking‑space dimensions upon striping, compliance with lighting and signage regulations, and filing of final mylar copies with the city clerk.
Questions from commissioners addressed maintenance responsibilities (private party as part of the lease, not city street department), the potential for EV charging in the future and anticipated daytime utilization by nearby employers. The commission approved the plan with the stated conditions.
What happens next: The applicant must supply final plan sets with species labels, obtain any required zoning permits and provide the mylar sheet to be filed with the city clerk before construction or striping work proceeds.
