Board approves ANR at 15 Cushing Lane; partial barn removal required to meet setback

The Acushnet Planning Board voted Sept. 4 to approve an approval-not-required plan that splits property at 15 Cushing Lane to provide frontage for the existing house and create a retreat lot.
John Romanelli of Zenith Land Surveyors LLC said he was representing the Voness family and explained the plan would establish an up-front lot that preserves the existing house and a retreat lot to the rear. He told the board the rear house construction began several years ago and that the family purchased additional acreage in 2019 to allow the retreat lot to meet setback and frontage requirements.
Romanelli said the plan shows a portion of an existing barn must be removed to meet the 15-foot side-yard setback: "This portion of the existing barn is to be removed in order to conform to the sideyard set back of 15 ft," he said. Board discussion confirmed the building inspector will require conformance before issuing a Certificate of Occupancy.
Britney Vonas Morris identified herself for the record during the discussion. The board moved, seconded and voted to approve the ANR as presented. Board members noted the plan language clarifies that endorsement does not guarantee zoning compliance or building permits; those remain subject to review by the building inspector and other town staff.
Copies of the signed plan will be handled by the applicant for recording.
